Receiving and dealing with residents complaints and queries. |

Liasing with and reporting to directors/residents representatives on a regular basis, and notifying them
of any responsibilities they have under the Lease. |

Invoicing and collection of service charges (Including any sinking fund). |

Obtaining tenders for all necessary works and advising on which tenders should be accepted. |

Administering the day to day work of contractors and management of direct employees. |
 |
Liasing with the auditor and accountants and organising the Annual General Meeting. |
 |
Correspondence with residents and solicitors with regards flat sales. |
 |
Liaison and correspondence with Freeholder over insurance and other matters (where the Freeholder is other than
the management company). |

Collection of ground rents (if applicable), arranging insurance and appointment of solicitors and surveyors. |

Negotiation and correspondence with the Inland Revenue, Department of Trade and Industry (Companies' House)
and the companies bankers. |

Discussing and researching any services required by the directors/residents representatives. |
 |
Correspondence with the local authorities to ensure the speedy and efficient adoption of roads, their subsequent
maintenance and to represent the management company regarding planning applications |
